Level 1 (cost is one-month's rent)

  • Complete leasing paperwork

 

Level 2 (cost is 5% of gross monthly income)

  • Aggressively market the property
  • Show to prospective tenants
  • Screen prospective tenants (references, background/eviction/credit checks)
  • Recommend prospective tenants for selection
  • Complete leasing paperwork
  • Provide tenant online portal
    • Tenants pay online (checking, savings, or credit card)
    • Maintenance requests made, routed, and archived
    • On-demand statement access
  • Manage leasing files electronically, paper-free
  • Easily check outstanding balances
  • Automatic late fees
  • Owner gets paid with direct deposit
  • Mobile inspections created and archived on move-in/move-out to assess security deposit charges

 

Level 3 (cost is 10% of gross monthly income)

About: Wehmeyer Commercial is an Upper Valley-based small business led by Loren Wehmeyer, MBA, Ph.D. Loren is our Senior Property Manager/Realtor/Investment Group Syndicator with over a decade of experience. He is a licensed Realtor (NH), Property Inspector (VT, NH) and Professional Engineer (VT, NH). He teaches Real Estate at Colby-Sawyer College and Construction Accounting & Financial Management at Norwich University.
